While anyone can find this group, it is private and only members can see who's in the group and what members post. The group is administered by designated admins who monitor and respond to all requests to join the group.

Problems or misunderstandings should be resolved through direct (private) communication, leading towards a mutual understanding of the issue(s) at hand. Verbal or implied threats against others are neither permitted nor tolerated on our Facebook Group page. Violators will be suspended and may be permanently removed from the group.

Applicant submits completed ARC application, including any required attachments (documentation). An enhanced HOA ARC application is NOW AVAILABLE for submission directly from our website. Be sure to save a copy of your submission when prompted.

Online/faxed/mailed ARC application received by Sentry will now be forwarded to HOA for processing. Architectural Review Committee members review request, including performing any necessary research.

Scheduled/posted public ARC Meeting is held.

A final determination is announced based on ARC team voting results (when appropriate).

Denied applications must be resubmitted and must include any missing required documentation or corrected information.

ARC Meeting Minutes listing all ARC decisions are posted on the Sentry website, approximately one week after the meeting. Written confirmation of the final determination emailed (mailed if applicable) to the submitting applicant.

IMORTANT: There is a 48 hour deadline for ARC submissions, before a posted ARC meeting. Applications received after the deadline may not be processed until the subsequent ARC meeting. This deadline may at times be waived. To view our online "Restructured 2025 ARC Process" document, click here.

The ARC team's overall objective is to be able to approve submitted requests​ with a minimum of issues or unnecessary resubmissions. All information requested on the ARC application form relevant to the proposed change or improvement project, must be provided. Once an ARC applicant completes filling in their initial information, the application then displays a "pre-filled" PDF form, providing the applicant one final chance to review their information before submission. At the bottom of that form is a paperclip icon which permits uploading one or more attachments to the request before submission.

Per our ARC process, every request requires an attachment based on the project type, even if it's just a drawing or copy of the lot survey. To eliminate duplicate ARC form submissions by applicants due to missing attachments, which in the past has been a reason for initial application denial, the "Attachments" field is now a required field.

ARC applicants should review the posted upcoming ARC Agenda​ regarding the status of their application. Anyone wishing to update their ARC request does not necessarily need to resubmit their application, though that is ​of course a​cceptable. If there is any issue noted regarding their request, they have the option of personally attending an ARC meeting and presenting any missing documentation or information to the committee.

Our ARC team has always strived to help residents comply with community guidelines and advance their projects as quickly as possible. In the past, we were able to review and approve ARC applications, often within a matter of days after receiving the requests from Sentry. Note that our community's governing documents actually give the HOA 45 days to respond to an ARC request, as stated below:

4.3 - Guidelines and Procedures.

(b) The Reviewer shall make a determination on each application within 45 days after receipt of a completed application and all other information the Reviewer requires.

Unfortunately, new FL Statutes have drastically impacted our ARC approval process. Our HOA can no longer turn received ARC applications around in just a few days. Instead, new laws require that all such requests must be publicly posted on an upcoming ARC Meeting Agenda. Then the ARC team must make a formal determination at that meeting whether the resident's request is approved or denied.

Our HOA has worked tirelessly to adapt and comply with the mandate of converting our ARC approval process, as well as other affected processes, so as to comply with the recent FL Statute changes. Regarding ARC applications specifically, our community will also need to adapt to those changes. Residents must recognize that we are not at liberty to violate State law, in order to appease any feeling that we are "taking too long" to approve their request. Residential improvement projects should therefore be planned in advance, with sufficient time allotted to have the request added to a scheduled ARC Meeting for review and an official determination.

A new online ARC Application form is now online. It allows an applicant to submit their request directly from our website, using a personal computer, mobile phone or tablet. This offers Enclave residents a faster and more efficient submission process. Applicants are urged to view the posted upcoming ARC Meeting Agenda for any relevant initial comments regarding their request.

An enhanced "Web Form" is NOW AVAILABLE offering submission of ARC applications directly through our website. The result is a streamlined and more efficient process, facilitating submission from either a computer, mobile phone or tablet. The "paperclip" link at the bottom of the form allows for easy uploading of multiple attachments. To access the form, visit this page.

In accordance with Florida Statutes, The Villages at Pine Tree HOA, Inc., adopted a standard process in 2025 for handling all violations. The Board of Directors respectfully requests to address your violation in accordance with that process.

If you received a “Friendly Reminder” letter and a mistake happened, it will be identified and resolved in the next community visit. If the condition is still seen as a violation, you will receive a “Notice of Violation” letter with a date as to when the Board will review your violation and make a determination to dismiss it. The letter will also include instructions as to how you can attend in person as well as remotely, via video conference or phone dial-in.

If you feel you’ve been cited for a violation improperly, the board invites you to attend the meeting and discuss your case either remotely or in person.

Contrary to what many may believe, no member of the HOA board determines who receives a violation. The ability to be cited for a violation is outlined fully in the Governing Documents, which all homeowners receive when they purchase a home in the Villages at Pine Tree. So how am I cited for a violation and what happens? Our property management company performs a monthly inspection in accordance with Sections 5.1 and Exhibit “C”. If a violation is observed, the owner will receive a letter (or email, if a resident has “Opted in”), for each step in the process.

Monthly inspections occur no earlier than the 25th of the month, and letters (Friendly Reminder and Notice of Violation) are sent by the 3rd of the following month, for each monthly cycle. There are also two hearing steps (Board meeting to levy fines and Fining Committee hearing) which occur monthly as well. The maximum violation fine is $100 per day, up to $1000 per violation.

Solid Waste Collection Information

• New services began March 31, 2025.

• Solid waste collection day for garbage, recycling and yard waste: Friday.

• Trash, recycling, and yard waste services for your property are provided by: Waste Pro of Florida, Inc. (941-340-0700)

Per EXHIBIT "C" - Initial Restrictions
2(j) Restricted Activities
"Accumulation of rubbish, trash, or garbage except between regular garbage pick ups, and then only in approved containers;".

It is a violation to have trash/recycle cans, bulk pickup items or vegetation at your curbside, outside the permitted timeframe. 

Residents should ensure these items are not at curbside unless it is the day before, day of, or day after trash pickup day.

The placing of one company sign on a homeowner's property by contracted venders actively performing exterior ARC-approved work (e.g., painting, roofing, a/c, plumbing, tree trimming, etc.), or other authorized exterior work (e.g., sidewalk/driveway/roof power washing/landscaping), is permitted. Once that vendor has completed the work, any such signs must be removed. Should a vendor inadvertently fail to remove their sign, the homeowner must remove it within 24 hours. 

One exception routinely occurs when a landscaping or lawn treatment company embeds a sign on a homeowner's lawn, indicating that the lawn has been chemically treated (e.g., pest control, etc.). These types of signs typically include a "safety notice" and can typically remain on a lot anywhere from 24 hours up to a maximum of 24 hours, from the date of treatment. This exception remains in place for the safety of residents, children and pets.

Excluding the above, advertising or soliciting business through vendor signage is not permitted within The Enclave community.
