Submission of ARC applications has been a requirement in The Enclave community since the first house was sold. This requirement is documented in Florida Statutes and also in Section 4 (page 11) of our governing documents.
The ARC process is the control the HOA employs to ensure publicly visible changes do not negatively impact the asthetics of the community or property values. ARC requests need to be submitted and approved before any significant exterior changes are begun.
Some common changes (not an all inclusive list) which require ARC applications are: new roofs, painting your house, roof or any structures on your lot including driveways and sidewalks leading to your house (public sidewalks are county property), installing windows, redesigning or other major changes to landscaping, building or installing a publicly visible structure on your lot, and installing fencing.
Essentially, if the public can see a change you’re proposing to make to your lot, you need to submit an ARC application for HOA approval...before any work begins. Making changes as described above without an ARC submission, will put you into the violation process.
